The Position:

The Building Inspector is responsible for overseeing the progress of MEP construction projects from the completion of design documents through the end of construction. This includes reviewing MEP product submittals and shop drawings, ensuring they align with the contract documents, drawings, and specifications. The role also involves reviewing and responding to contractor requests for information (RFIs), attending construction meetings, conducting onsite reviews of construction work in progress, and preparing reports detailing deficiencies and omissions. Additionally, the Construction Inspector participates in and observes field testing and collaborates with the project design team, including the project manager, engineers, designers, and drafters.

Position Responsibilities:

  • Attend in-person weekly Architect-Owner-Contractor (OAC) meetings held on-site.
  • Assist the design team in sourcing answers, issuing information, making revisions, recording built conditions, and communicating design intent throughout the construction process.
  • Receive, review, approve, return, and track submittals, coordinating with technical consultants and engineers to ensure compliance with contract document requirements during construction.
  • Respond to contractor requests for information (RFIs).
  • Conduct on-site evaluations, document construction progress through photographs, and promptly issue field reports and project updates to the project team and owners.
  • Review and understand project specifications and construction documents prepared by our office and others.
  • Collaborate with the project team, including owners, architects, engineers, and contractors, to ensure construction meets local and national building codes, ordinances, and contract requirements.
  • Inspect the installation of electrical, mechanical, and plumbing systems, performing initial checks during the early construction phase, follow-up reviews throughout the project, and a final comprehensive review upon completion. Provide written and oral feedback on findings.
  • Conduct punch list site visits, prepare and issue final reports, and assess substantial and final completion dates for projects.
  • Review project closeout documents, including as-builts, product and equipment maintenance manuals, warranties, and contractor contact information.
  • Perform other duties as assigned

Qualifications:

  • Minimum High school diploma or GED, plus five years of experience in commercial building construction trades, or an equivalent combination of education and experience required.
  • Bachelor's degree (BS) in Engineering or Construction Science from a four-year college or technical school preferred.
  • Familiarity with ASHRAE, NFPA, NEC, and International Building, Mechanical, and Plumbing Codes.
  • Proficiency in project management software, including experience with Procore, Newforma, Revit, and AutoCAD is a plus.
  • Proficiency with MS Office products required.

Desired Skills and Competencies:

  • Strong knowledge of MEP design, construction techniques, tools, codes, and principles.
  • Understanding of engineering science and technology, including its practical application in design and production.
  • Graduate Engineers: Experience applicable toward future Professional Engineer registration.
  • Proficiency in algebra, geometry, and trigonometry.
  • Ability to organize information, tasks, and timelines to ensure smooth project progress.
  • Strong active listening skills, including understanding key points, asking relevant questions, and engaging professionally.
  • Valid Texas Driver's License required; must be able to travel to project sites in Houston and other locations as needed.
